How to Check a Property Broker's RERA Registration in Ujjain

Quick answer
Every property agent in Ujjain must be registered with the MP Real Estate Regulatory Authority. To verify one, ask for the agent's RERA number, open rera.mp.gov.in, use the 'Registered Agents' search, and match the name, registration number and validity printed there. A genuine agent shares the number without hesitation; registration certificates also carry the validity period, so always check it has not expired.
Why RERA registration matters in Ujjain
The Real Estate (Regulation & Development) Act, 2016 requires every individual agent who sells or arranges property to register with the state authority. In Madhya Pradesh that is the MP Real Estate Regulatory Authority, headquartered in Bhopal, which issues registration numbers beginning with A- (for agents), such as A-UJN-25-2223 — the UJN stands for Ujjain.
Dealing through a registered agent gives you a legally accountable counterparty. If an agent misrepresents a property, you have a forum to complain to; with an unregistered middleman, you have neither his details on record nor any oversight. In a market like Ujjain, where much of the business still runs on word of mouth, RERA registration is the simplest way to separate a professional from an operator.
The 3-step verification anyone can do
First, ask the agent directly for his or her RERA registration number and validity period. A registered agent answers from memory, and most carry a printed certificate at the desk. Second, open the MP RERA portal (rera.mp.gov.in) and use the search for registered agents — enter the number or the agent's name and check the record that appears. Third, match the details: the name on the record should be the person you are actually dealing with, not a relative or a firm whose name you have never heard.
If the office displays the physical certificate, take a moment to read it — the original carries the authority's name, the registration section (Section 11 for agents), the validity dates and a signature. Our own certificates are displayed publicly at the office and on our About page for exactly this reason.
What the registration number tells you
An MP RERA agent number like A-UJN-25-2223 encodes three things: A marks it as an agent registration (as opposed to a project), UJN is the issuing district Ujjain, 25 is the year of registration (2025–26), and the trailing digits are the serial. So a genuine Ujjain agent registered in 2025 will have a number of exactly this shape — a hand-written 'RERA approved' claim without any number means nothing.
Also check who holds the registration. Some brokerages operate under one partner's number while the person you meet is unregistered. That is not automatically illegal if the registered agent supervises the deal, but you are entitled to know who the registered counterparty is — and to insist that his name appears on the agreement.
Red flags that should stop the deal
Refusing to share a registration number, giving a number that does not appear on the portal, or a certificate photo where the name is cropped are the three clearest warnings. Others: pressure to pay token money the same day, insistence on cash with no receipt, and reluctance to let you involve your own lawyer at the registry.
None of this means Ujjain is a risky market — it is not. It means the five extra minutes of verification are worth doing every single time, even when the agent comes recommended by family. The honest ones welcome the check; that reaction itself tells you something.
